  • For your 2023 Annual Census, you have three options to return it. You can:
    • Submit your Census online by clicking here.
    • Scan a copy of it and e-mail it to community@bethelgrant.com.
    • Mail it to Bethel Grant, c/o Reese Management, PO Box 62226, King of Prussia, PA 19406.
  • Every year, the HOA conducts a census of all homewoners/residents. This ensures that we have a record of everyone living on property for an emergency situations. This also gives the HOA the information about which automobiles are parking here legally. It is critical that when you receive your annual census, that you return it. Failure to do so may cause homeowners to lose their "Good Standing" status with the HOA, which may results in revoking privileges such as the swimming pool, parking, clubhouse rental, etc.
The back patio concrete is maintained by the HOA. If you have an extended patio, that extended portion is to be maintained by the homeowner. If you'd like to consider installing an extended patio, please fill out the form in the Documents section of the website
  • All maintenance of standard basement window wells is the responsibility of the HOA.
  • For any non-standard basement window wells, all maintenance expenses are the responsibility of the homeowner. If the HOA finds through a contractor that there are issues with a non-standard basement window well, it may require the homeowner to pay for all costs associated with the repairs.
  • If you are interested in a non-standard basement window well, it must be approved by the HOA in advance.
  • All waterproofing of basements is the responsibility of the homeowner.
  • French Drain maintenance within basements is the responsibility of the homeowner.
  • We recommend all homeowners have a sump pump installed in their basement and test it regularly to ensure it is functional.
The clubhouse is a great place to hold your private events! Every homeowner, that is in "good standing", can rent it, free of charge. If you'd like to rent it, please fill out the Clubhouse Rental Request form.

The Rules of the Clubhouse are as follows:
  • Unit Owner must be present when renting the clubhouse
    • If the unit is leased, the person who is the primary lessee must be present
  • Clubhouse rentals can be used between 11 AM and Midnight
  • In order to be in "good standing" to be eligible to rent the clubhouse, unit owners must be current with all monthly fees, special assessments and not be in violation of any Bethel Grant Condominium Association Declaration, By-Laws, and/or Rules & Regulations.
  • The Unit Owner hereby agrees that the Bethel Grant Clubhouse will be cleaned and returned to the condition it was in prior to their use.
    • The Unit Owner further agrees that if the Bethel Grant Clubhouse requires cleaning that the Unit Owner will pay to Bethel Grant Condominiums the cost of a commercial cleaning service comparable to "The Maids" or "Merry Maids" as well as a fine of $150 for not returning the Bethel Grant Clubhouse back to the appropriate condition.
    • Unit Owner agrees that the determination of the Bethel Grant Clubhouse condition shall be at the sole discretion of the Bethel Grant Condominium Association and that the free use of the Bethel Grant Clubhouse was in full consideration of this mutually agreed understanding.
  • The Unit Owner assumes full responsibility for the actions of all guests and invitees
  • The Unit Owner further assumes responsibility for notifying the guests that they may not park in the parking areas in front of any residential building and must abide by all the vehicular and parking rules of the community at all times they are on the property.
  • The pool and pool areas are not included in the rental agreement and must not be used during the time you are renting the Clubhouse, either by yourself or your guests.
  • Do not set air conditioner temperature below 70 degrees, as the unit may freeze up
  • Instruments requiring amplifiers are allowed, providing all doors and windows are kept closed at all times and the sound is not noticeably audible at the front doors of any adjacent residential units. Music must be turned off by 11:00 pm.
  • The kitchen may not be used for the cooking or baking of any foods, but should be used only for the warming and preparation of foods, etc. The phone in the kitchen is not operational.
  • The Clubhouse must be cleaned immediately after the party is over and all trash should be securely bagged and removed to your unit.
  • The Clubhouse must be locked upon leaving
  • Furniture in the Clubhouse is not to be moved (with exception of folding tables & chairs)
  • The Clubhouse must be vacated by the time specified at the end of the agreed rental period.
  • No alcoholic beverages in the Clubhouse or on the Clubhouse grounds.
    • Although alcoholic beverages are not permitted, if Unit Owner or their guests furnish alcoholic beverages that are used or consumed in connection with the use or rental of the Bethel Grant Clubhouse, the undersigned Unit Owner hereby agrees to defend and hold harmless the Bethel Grant Condominium Association for any liability arising from said use or consumption and to indemnify the Bethel Grant Condominium Association from any liability that it may suffer by virtue of a suit, claim, or other action arises out of the undersigned Unit Owner’s use of the said Clubhouse facility
  • No smoking or vaping is allowed within the Clubhouse
  • No flammable chemicals are allowed in the Clubhouse or on the Clubhouse grounds
  • Unit Owner also agrees and understands that violating any of the terms of the Clubhouse rules may result in the Unit Owner to be considered "not in good standing" and may result in their revocation of Bethel Grant Condominium Association Clubhouse rental privileges in the future.
Decks are maintained by the HOA. Residents are responsible for keeping this area neat and clean. Satellite dishes are NOT permitted on the deck. Any inappropriate and/or dangerous items, as determined by the HOA Board or per insurance requirements, are not permitted. Please also note, if you have a grill, you are NOT permitted to use it while the grill is located underneath the deck for fire safety reasons.
The following 2 colors are the only permissable ones for the front and rear door of your home.
  • Valspar - "Labrador" (#3009-9) (Note: This is a shade of brown)
  • PPG - "Brick Dust" (#1056-7) (Note: This is a shade of red)
It is recommended to use Semi Gloss as a good durable, finish choice. These colors can both be found at Home Depot and Lowe's. The Valspar one can also be found at ACE Hardware. It is also recommended to prime the door with a gray primer to allow the color you choose to look its best.
  • Dryer Vents are the responsibility of the homeowner
  • For fire safety reasons, if the HOA finds that there is an issue with a homeowner's dryer vent, it can require repairs to be made at the expense of the homeowner
  • If you are planning on making any modifications to your unit on the exterior, you must obtain permission from the HOA by submitting an Alteration Request. Failure to do so may result in significant fines and may require you to make modifications again.
  • The community has a Facebook group where homeowners can share ideas, get updates on happenings around the neighborhood and get to know their neighbors.
  • In order to use the Facebook group, you must request to be added as a member.
  • The following are the official Facebook Group Rules:
    • Be Kind and Courteous - We're all in this together to create a welcoming environment. Let's treat everyone with respect. Healthy debates are natural, but kindness is required.
    • No Hate Speech or Bullying - Bullying of any kind is not allowed, and degrading comments about things like race, religion, culture, sexual orientation, gender, or identity will not be tolerated.
    • No Spam - Spam and irrelevant links aren't allowed.
    • Respect Everyone’s Privacy - Being part of this group requires mutual trust. Discussions are great, but may also be sensitive and private. What's shared in the group should stay in the group.
    • Threats are not allowed - Threats of any kind will not be tolerated in the group. If a member is found threatening members then they will be removed from the group without any warning.
    • No sharing of phone numbers - While this group is private, sharing information like this should be done via Private Messages only.
    • No pornographic material - This should be obvious, but needs to be mentioned.
    • No false information should be posted - Members should not be posting information that is factually inaccurate. Accusing other community members of committing acts or lying about things members have done is grounds for removal from the group.
    • Do not expect a board or management response - Posts/comments are not monitored by Management. While some board members may review information here, they do not necessarily do so regularly. If you have an issue that needs their attention, it must be sent to community@bethelgrant.com. No tickets will be opened for any issues posted in this group.
  • No fences are permitted to be placed by homeowners at Bethel Grant.
  • Charcoal fire pits are prohibited
  • Wood-burning fire pits are prohibited
  • Propane fire pits are permitted
  • When in use, fire pits must be at least five feet from the Building
  • Fire pits must NOT be ignited when under a wooden deck
  • If a charcoal fire pit is found in the community the owner will receive a warning notice and if it is not removed within one week, there will be a fine of $30.00 per week until the fire pit is removed
  • No more than one cord of firewood may be stored at any time by any Resident. In making a quantity purchase, residents should arrange for periodic delivery in order to abide by this limitation
  • Firewood must be stacked neatly and securely off the ground in such a way and place so as not to interfere with the rights or privileges of adjacent residents, and should not extend into the common element more than three feet.
  • A six inch clearance must be kept between firewood and any structure, and the ground. Insect infested or decaying firewood will be removed at the Unit Owner’s expense.
  • Driving on lawn areas for the purpose of delivering or unloading firewood (or for any other reason) is prohibited.
  • Hot embers and ashes must be stored in covered metal containers until cool
  • Fireworks are NOT permitted to be used on Bethel Grant property. The police will be contacted in any event they are used, as they cannot be legally used on property, and they are an extreme safety hazard to the community.
  • If you are planning on installing new Front Doors, you must obtain permission from the HOA by submitting an Alteration Request. Failure to do so may result in significant fines and may require you to replace the doors again.
  • Permitted doors installed throughout the community include 6-panel colonial and 1/4 (quarter) top lite doors with 2-, 4-, or fan-lite glass.

  • Charcoal grills are prohibited
  • Propane grills are permitted
  • When in use, Propane Grills must be at least five feet from the Building
  • Grills must NOT be ignited when under a wooden deck

  • As of January 1, 2021, you have the following 4 options for paying your Monthly Fees:
    • Use Truist's Online Payment System at https://www.truist.com/payments. On this site, click Pay Now. From here, you can make a one-time payment, or enroll in automatic payments. This can be done via ACH payments from your checking account or via a credit card (Please note that credit cards will be subject to additional fees). Details that will be required for this method can be found on the coupons that are provided to you by Truist.
    • You may use Online Bill Pay. When doing so, please refer to the instructions included in your coupon book. In most instances, payments received from an Online Bill Pay service are not processed on the same day that funds are debited from your accout. Depending upon the method of payment and delivery used by your Online Bill Pay provider, payments may take up to five business days or more to be posted to your HOA account. When using this service, it is advised to schedule your payment for a date well in advance of the due date. Ensure your Online Bill Pay set-up reflects the following:
      • Payee Account Number - Use the bill pay account number located on your coupon. The number is listed as Bill Pay Account Number. Do not add any other letters, numbers, or identifying words in the account number area. The bill pay account number is unique to each property address and payment obligation. If you own more than one property or if you have more than one payment obligation, you will have different bill pay numbers for each payment.

  • Seasonal lighting is permitted two weeks before and after each holiday
    • Outdoor Halloween decorations are permitted starting on October 1st
    • Winter Holiday decorations are permitted from Thanksgiving Day until one week after New Years' Day
  • Seasonal lighting and decorations may not be placed more than 3 feet from the building. This includes along sidewalks, railings and trees, which are more than 3 feet from the building.
To stay in compliance with the Township of Worcester's code, all house numbers must remain clearly visible from the street. Homeowners must not put up any object that obstructs the view of the house numbers and must ensure that no plant-life obstructs the view of the house numbers. The details of the township's code can be found at this site, under Section 41-3.

  • In addition to the rules linked above, in order to qualify to be eligible to lease your home, you MUST be a member in good standing with the HOA.
  • Interior of Homes
    • Homeowners are responsible for the extermination of any pests inside of a unit.
  • Exterior of Homes
    • Bees & Wasps Nests
      • The HOA will pay for the extermination of Bees & Wasps nests only if they are physically located on the exterior of a building, the clubhouse, the pool area, the mail center or the playground.
    • All other pests
      • Homeowners are responsible for any other pests located in the exterior areas of their unit.
  • Only ordinary household pets are allowed on the property
  • Pets, when in common areas, must be attended and carried or led on a leash.
  • Leashes, chains, ropes, etc., attached to buildings or other objects or semi-stationary objects are not permitted.
  • Pets may not be allowed to disturb neighbors by loud or continued noises, barking, etc.
  • Residents must pick up and dispose of their pets’ solid wastes immediately.
  • Pet waste shall be disposed in private receptacles only. Pet waste is not permitted in public trash cans at the mail center, playground, clubhouse or any other location.
  • Unit Owners are responsible for any property damage, injury, or disturbance their pet or their lessee’s pet might cause or inflict. Unit Owners will be held responsible for any such violations and restoration costs will be at the Unit Owner’s expense.
  • No pets are allowed on or in common recreation areas such as the swimming pool, clubhouse, and children’s playground.
  • Pet-Related Fines
    • For any violations, owners will receive one notice, then owners will be fined $50.00 per occurrence for standard pet violations.
    • Additionally, pet waste fines will be assessed as follows:
      • First Violation - $100.00
      • Second Violation - $500.00
      • Third and all subsequent violations - $1,000.00

  • If you are planning on installing a new Rear Door, you must obtain permission from the HOA by submitting an Alteration Request. Failure to do so may result in significant fines and may require you to replace the door again.

  • Reese Management is responsible for the Day-To-Day operations of the community
  • Screen Doors (front and rear) must be brown or white.
  • If you are planning on installing a new screen/storm door, you must obtain permission from the HOA by submitting an Alteration Request. Failure to do so may result in significant fines and may require you to replace the door again.
  • For any portion of the sewer line that serves multiple units, it is the HOA's responsibility to maintain and repair if necessary.
  • For any portion of the sewer line that serves only one unit, it is the homeowner's responsibility to maintain and repair if necessary.
    • If excavation work is needed for any repairs of a sewer line, the homeowner must get permission from the HOA first. This includes providing the information about the contractor, including their insurance/license information.
    • It is recommended that homeowners speak to their homeowner's insurance provider to add coverage for their sewer line to mitigate the risk of a large expense.
    • It is recommended that homeowners use a sewer line cleaner such as a "root bomb" regularly to help prevent backups/clogs. Homeowners should discuss this with an industry professional (ex: Plumber) to determine the best cleaner for this.
  • No sheds or storage units are permitted to be placed on Bethel Grant community property, including next to homes and in flower beds.
If you need to replace your sliding doors, you must obtain approval from the HOA Board. The rules for the Sliding Doors can be found on the Sliding Door Replacement document. Once you complete this form, please e-mail it to community@bethelgrant.com
  • Our Snow Removal provider for the 2021-2022 Winter season will be Forbes Landscape Design
  • There will be no plowing under 3” unless snow has stopped
  • There will be no shoveling of walks and entrances when snow accumulation is under 2”.
  • Vehicles not moved by the time the snow removal contractor plows an area, will not be plowed
  • Do not use any salt product on concrete walkways. Only use calcium based products. Salt products will adversely affect concrete.
  • During ice storms:
    • The contractor will salt car way and unit walks/entrances when storm is over
    • Parking areas will be salted to the extent car spaces are empty.
  • The maintenance of spigots attached to homes is the responsibility of the homeowner.
  • Pool Hours for 2024:
    • The swimming pool will opening on Saturday, 5/25/2024
    • The swimming pool will close on Sunday, 9/15/2024
    • The swimming pool will be open daily from dawn until dusk. Please be sure to leave the pool area before dark.
  • To have access to the swimming pool, please complete the user agreement.
  • No lifeguard will be on duty.
  • You are not allowed to share your pool access code with anyone outside your household.
  • If you are not in good standing and/or you did not complete the census, you will not be able to utilize the pool.
  • No child under the age of 14 is permitted in the pool area without a responsible adult over the age of 18. The adult must remain in the pool area with the child at all times.
  • No smoking/vaping allowed at pool or in the clubhouse.
  • No chewing tobacco is allowed at pool or in the clubhouse.
  • No food allowed around the pool, except at the designated table area.
  • No alcoholic beverages are permitted in the pool, pool area, or clubhouse at any time.
  • No glass articles of any kind permitted in pool area.
  • All trash must be disposed of in the proper receptacles.
  • No pets or animals allowed in the pool area.
  • Running, rowdiness, obnoxious, and/or disrespectful behavior is not permitted in the pool area.
  • No televisions, radios, or musical instruments shall be played in the pool area.
  • No throwing of objects or persons in the pool or pool area.
  • The Association is not responsible for articles brought to or left in the pool area.
  • Persons wearing anything other than ordinary swimwear are not permitted in the pool. Plastic pants are required for babies wearing diapers.
  • People with open sores, cuts, skin disorders, Band-aids, hairpins, and jewelry are not allowed in the pool.
  • Swimming aides are permitted so long as the wearer is accompanied by an adult.
  • All costs related to damage to the pool and pool area will be assessed to the Unit Owner responsible for the damage.
  • Chairs and tables may not be reserved by anyone leaving the pool area.
  • Each unit is allowed four (4) guests per day. All guests must be accompanied by the sponsoring member at all times. It is the responsibility of the sponsoring member to ensure guests adhere to all pool rules and regulations.
  • All persons use the pool facility at their own risk.
  • All injuries and accidents must be reported to a Board member or Reese Management immediately.
  • Trash is picked up on Mondays and Thursdays. Recycling is picked up on Mondays.
    • If the pick-up day falls on a holiday, the pick-up will happen on the following day
    • If the trash truck cannot come due to snow, it will come on the next day it is able to make the pick-up
  • Trash cans and recycling bins are to be stored at rear of unit or out of view from the curb in front of the entrance door to that unit
  • All trash and recycling containers must have unit number clearly labeled, painted or marked
  • Trash is permitted to be stored outdoors only in covered cans
  • Trash is permitted to be placed at curbside in tied plastic bags the morning of pickup or covered cans after dusk the night before trash pickups. Persistent issues with trash at a particular unit or units may result in mandatory storage and/or placement at curb in covered cans only.
  • All trash and recycling containers must be removed and properly stored by dusk the evening of trash pickup
  • Residents are responsible for picking up any remaining trash in their areas that might have been left by the trash removal contractor within 24 hours.
  • Furniture, appliances, or other large items will not be picked up in the normal trash removal process. Arrangements may be made with the trash removal contractor to have the items removed at the resident’s expense. Please call the contractor, Sal, at (484) 614-1719 to arrange this.
  • Only residential trash is to be disposed of at Bethel Grant. Trash from third parties or brought on site from non-Bethel Grant homes, is not allowed. An example is “construction debris from off community construction”.
  • Certain items are not permitted by law to be disposed of as regular trash and must be sent to an appropriate disposal/recycling facility by the resident. These items include tires, refrigerators, TVs, computers, computer monitors, printers, computer peripherals and other electronics.
The vehicle rules are as follows:
  • All resident vehicles must display a valid Bethel Grant Parking Tag
  • Drivers must observe all stop signs and the 10-mile per hour speed limit.
  • Marked spaces are for designated units only. All vehicles are to be parked in the lined spaces or along non-painted curbs. Painted curb areas must be kept free for fire lanes. Violators are subject to being towed at the vehicle owner’s expense and/or fined.
  • If the number of vehicles of a unit exceeds available unmarked spaces in front of or adjacent to that unit, the excess vehicles must be parked in overflow parking spaces away from the front of any units. Overnight parking for guests is permitted around the Clubhouse and other areas not directly in front of Unit Owner’s homes
  • Vehicles, which cannot be parked within the confines of the lines of one parking space or which have more than four wheels are prohibited. In addition, parked vehicles may not obstruct the vision of other parked or moving vehicles.
  • Commercial vehicles, recreational vehicles or trailers of any kind (utility, boat, house, etc.) will not be permitted to be parked overnight on the property without prior permission from council.
  • Vehicle accessories and/or other items which protrude beyond the bumpers are not permitted (e.g. ladders, trailer hitches, plows, etc.)
  • A vehicle that is not in compliance with State Law (such as, but not limited to, jagged edges that extended from the main body) is prohibited on the property. All vehicles must be properly inspected and registered.
  • All abandoned vehicles will be stickered and be towed within 48 hours. Vehicles parked in front of any unit without Bethel Grant Parking tags are considered abandoned. All towing and storage fees incurred by this procedure shall be the expense of the vehicle owner.
  • Bicycles, motorcycles, and all other motorized vehicles are prohibited from being used or parked on the lawn area.
  • No on-site repairs to vehicles after dark will be permitted. Also, a four hour limit to vehicle repairs during daylight hours will be enforced.
  • Lubricants and other fluids, which spill on pavement, will be the responsibility of the Unit Owner to clean up immediately upon discovery. Any damage to pavement caused by vehicles shall be repaired at Unit Owner’s expense.
  • Any vehicle, which leaks fluids, shall be repaired upon receipt of a notification letter from council. Failure to comply within five days shall result in enforcement action.
  • If you are planning on installing any new Windows, you must obtain permission from the HOA by submitting an Alteration Request. Failure to do so may result in significant fines and may require you to replace the windows again.
  • Windows being replaced may be either white or brown. If windows are to be replaced in the front or rear of the Unit then all windows, inclusive of sliding doors, on that side must either be replaced with the same color windows or painted to match.
  • Political signs and Real Estate signs are not permitted in any place visible on or from the exterior.
  • There will be a fine of $50 assessed to the homeowner for any Political or Real Estate sign that can be seen from the exterior of the property.
  • There will be an additional fine of $10 per day for any Political signs that can be seen from the exterior of the property.
  • No warnings will be sent out prior to the fine.
